Q: Can you hold a place before I apply?
A: The best way to secure a home is to apply quickly. We cannot hold a home for you.

Q: What are your basic requirements for qualification?
A: We require that all occupants be a non-smoker/vaper, that your income exceed 3 times the rent amount, and that you have not been evicted from a property. Beyond that, we use a 3rd party company to thoroughly screen all applicants for credit, income, job verification and criminal history.

Q: I am a renter because my credit isn’t the best. Does that mean that I shouldn’t apply?
A: We understand that many renters are “credit challenged”. The most important criteria is that you have a solid income that exceeds our 3:1 income to rent ratio. If everything else on your screening comes out positive, with the exception of credit, we may be able to work with you by increasing your security deposit.

Q: How much money to I have to pay to move in?
A: Along with your security deposit, you would pay the first month’s rent, any prorated amount if your move in mid-month, and potentially a pet deposit.

Q: Can I use my security deposit for my last month’s rent?
A: No, you must pay your last month’s rent. Security deposits are for damages beyond normal “wear and tear” within the property. If there are no issues, the deposit will be refunded back to you within 30 days. If there are damages, you will receive the excess within 60 days.

Q: How old do you have to be to apply?
A: 18 years old

Q: Is the deposit refundable?
A: Security deposits are refundable at the end of your lease, minus any damages. Pet deposits are non-refundable.

Q: You have a property I want to rent. How do I apply?

Q: How do I pay rent?
A: You will be given an online portal on APPFOLIO. Within this portal, you can pay bills, submit repair requests, upload pictures, or contact your property manager with questions or concerns.

Q: I would like to…”have the home cleaned prior to move in” or “I do not want to cut the grass”. Do you offer extra services to help me?
A: Yes! We offer concierge services to get you connected with a house cleaner or a landscaper if you need one.

Q: I want to get a pet. What do I do?
A: Our firm accepts monthly pet rent based on a “Paw Point” risk score on
Petscreening.com. That pet rent may vary from $35-$65 per pet per month. The lower the risk, the lower the rent. Renters insurance also needs to have an additional coverage for liability and damage, specifically regarding your pet. Please know that outdoor pets are not acceptable, and any damage created by your pet is not considered “wear and tear” and will be charged to you at the end of your tenancy. Please note that pet acceptance is ultimately at the discretion of each individual owner.

Q: My lease expiration is coming and I want to move out. What do I do?
A: Please contact us 60 days prior to your lease expiration to let us know.

Q: Who is responsible for paying for repairs & maintenance requests?
A: Most repairs are paid for by the homeowner. Repair or damage caused by your negligence or misuse is your responsibility. In such cases, repairs will be made, but you will be charged for the cost of the labor and materials. Damages or plumbing stoppages caused by your negligence or misuse will be paid by you.

Q: What if I have to break the lease?
A: Your lease is a legally binding contract. You are responsible for all costs associated with the property until it is rerented. You will also be charged an administrative fee of 1 month’s rent to cover the new lease fee, admin costs and tenant procurement. That being said, we will do our best to have the property re-rented as quickly as we can...but until then we need to “make the owner whole” by not having the breaking of the lease negatively affect them.
